Almonte is one of our favourite places to work. But whether you own a century home near Mill Street or a newer build on the edge of town, a renovation starts the same way — and the first few decisions matter far more than the finishes you are excited about.
Here is where to start.
Start with the problem, not the Pinterest board
Before layouts and materials, get specific about what you are actually solving. A kitchen that fights the way you cook. A basement doing nothing. A main floor chopped into small rooms. Bathrooms stuck in the original build. Writing that down — and deciding which rooms are genuinely in scope this year — is the single most useful hour you will spend, because it keeps the project from quietly expanding until the budget breaks.

Set a realistic budget, with a cushion
Once the scope is clear, put a real number on it — and build in a contingency of 10 to 15 percent. In older Almonte homes especially, opening a wall can reveal old wiring or plumbing in an awkward spot, and a cushion turns that from a crisis into a footnote. A fixed-price, line-item quote from the start is worth far more than a low headline number that grows through change orders. We scope our quotes tightly so surprises get disclosed before they become charges, not after.
Know the permit question early
Cosmetic work — paint, flooring, and cabinets or counters in the same footprint — usually does not trigger a City of Ottawa permit. The moment work touches structure, a plumbing rough-in, your electrical service, egress, or an opening in a load-bearing wall, it does.
Almonte adds one more consideration. In the wider Mississippi Mills, heritage-designated properties can carry an additional layer of review, and material and detail choices on visible exterior work are held to a higher standard. We treat that heritage awareness as part of the day-one conversation: documenting existing conditions, working with the township’s process where it applies, and choosing materials that read with the town’s stone-and-brick character. One contractor, or many trades?
For a single simple room, you might manage it yourself. For anything larger, one contractor coordinating the trades almost always beats juggling framers, plumbers, electricians, drywallers and finishers on your own calendar. The value is in the sequencing and the handoffs — the places projects usually go sideways.
