Waterfront

Waterfront Properties of the Ottawa Valley

Shoreline landscape, hardscape and renovation work along the Mississippi and Tay. We handle the conservation-authority permits so you don't have to.

Overview

Waterfront properties aren't landscape projects with a view. They come with rules. Within 30 metres of the high-water mark, the conservation authority gets a say. Any work that touches fish habitat brings in the Ministry of Natural Resources. We treat the permitting as part of the build, not a surprise mid-project.

We focus on two watersheds: the Mississippi through Almonte, Pakenham and Carleton Place, and the Tay through Perth. The application history with both conservation authorities (MVCA and RVCA) is already in place, so the planning runway is built into your schedule from day one.

What we build

The waterfront work we are called for most.

A snapshot of the offerings inside our waterfront service across Ottawa.

Shoreline Stone Terraces

Natural-stone and engineered terraces stepping from the lawn down to the shoreline, designed inside the high-water-mark setbacks the conservation authorities require.

Permitted Retaining Walls

Engineered retaining walls that hold the upper yard back from the shoreline, sized inside the permit envelope and built with the sediment controls the authority asks for.

Dock Approaches

Stone-paved or concrete approaches from the house to the dock, graded for drainage away from the waterway and built to handle wet boots, dripping kayaks and shoulder-season frost.

Native Shoreline Buffers

Native-species shoreline planting that satisfies conservation-authority buffer requirements and stabilizes the bank long-term, designed to read like landscape, not like compliance.

Cottage-to-Year-Round Upgrades

Renovations that take seasonal cottages up to year-round-livable, insulation, foundation work, kitchen and bath upgrades, plus the exterior hardscape that full-time use demands.

Heritage Mill-Town Waterfront

Stone-and-mortar hardscape on the heritage mill-town waterfronts of Almonte, Pakenham and Perth, matched to the historic stone-and-brick downtowns that anchor each town.

Why ALM

Why homeowners choose us for waterfront.

Permit-Application Track Record

We have been through MVCA, RVCA and MNRF processes on prior projects. The relationships and the application templates are in place, the planning runway is built into the schedule, not a surprise.

Watershed-Specific Knowledge

Mississippi (MVCA) and Rideau (RVCA) watersheds have different rules and different staff. We know who to call, what documentation triggers what review, and what materials read with each shoreline.

Construction Practices Built for Shorelines

Sediment fence, silt sock, staged grading and proper backfill matter ten times more on a shoreline than on a typical lot. Our crews are trained on the practices and we never cut corners on them.

Kitchen renovation

“I can't say enough about the excellent work provided by ALM. I had my sun room and mud room demolished and rebuilt. These folks were super fast with minimal disruption.”

Elise L.
Sun room & mud room rebuild

“ALM did a ton of work around my property, inside and out. Lindsey is very pleasant to work with and also efficient. Rob and his team worked hard and did an excellent job in heavy construction and also landscaping. I'll be choosing ALM from now on. It's hard to find honesty, fairness and skill together.”

FAQ

Common questions about waterfront.

What is MVCA and why does it matter on Mississippi River frontage?
Mississippi Valley Conservation Authority. They regulate work within 30 metres of the high-water mark on Mississippi River and tributary shorelines, including through Almonte, Pakenham and Carleton Place. Any new hardscape, retaining wall or significant grading needs MVCA review and permit before construction starts.
What is RVCA?
Rideau Valley Conservation Authority. They handle the same role as MVCA but on the Rideau watershed, which includes the Tay River through Perth and Tay Valley. The application process is similar, the staff and the specific rules differ.
When does MNRF get involved?
Ministry of Natural Resources and Forestry steps in when fish habitat is present. That usually means in-water work, shoreline alteration on a documented spawning bed, or substantial removal of a near-shore vegetation buffer. We flag this on the first site visit and bring MNRF into the conversation early.
How much extra time does waterfront permitting add to a project?
Typically four to twelve weeks between application and approval, depending on the authority's workload and the scope of work. We submit early and run material procurement in parallel so the build phase is not held up once the permit lands.
Do you work on lake frontage too?
Yes. Mississippi Lake (north of Carleton Place) and the connected lake system fall inside MVCA jurisdiction, and the Tay Basin lakes are inside RVCA. We work the corridor on a regular weekly rotation and apply the same permit process to lake-frontage projects as to river-frontage projects.
